Going to take a tour of the first floor of this building tomorrow at 9 AM if anyone's interested.

It's 6,900 sq ft and they're asking $8/sq ft, but after the response I got from the guy in charge of the Simms Building (20 N Jefferson) and the agent listing 100 N Jefferson, it's worth looking in to.

The strip above the windows is all lighted signage... we could share the space with two other groups/ventures and still have enough sign space for everyone. That's a LOT of store front!!!

100 N Jefferson

It's about 4,500 sq ft with MASSIVE windows out front, perfect for a gallery/restaurant/venue. The basement comes with it, and that's divided into three or four spaces, though the walls could come down to open it up into one large place if we so chose. It's on the corner of 2nd and Jefferson, right up the street from Aquarius and about a block from the Ladyfest space. You can see the Library from the front door, and it's catty-corner to the Kettering tower.

There are people living upstairs, but the building manger said sound isn't an issue - there used to be a bistro there and they had musical acts of all sorts without a single complaint.

2153 E 3rd st - the building Maggie was interested in and shared with the group on Saturday - is in terrible shape. It's $15,000 because it would need at least $12,000 to get it into shape - this is coming from the agent who showed it to me, who flips houses with her husband on the side. There are homeless people living there (the back door is kicked in and off its hinges), there's a pile of trash about a foot high throughout the place, and several windows are missing.

We got a viewing of some interesting rental properties yesterday, and the guy has more to show! He also expressed his interest (several times, actually) in working with us to see that we inhabit his property. It all sounds very promising. I'm very excited to see the inside of 20 Jefferson St. It looks dreamy from the outside!

Let's take a fieldtrip together after our meeting on Saturday!

Front Street Space?

What do ya'll think about renting a space for The Circus at Front Street?

Much of what we want to accomplish with our building is already going on here. Front Street needs a communal space! This place is ALIVE, but it's difficult to connect with everyone here. There are so many locked doors...

Front Street would be a great experimentation ground for the things we want to do in our own building. It would also be cheap to rent here.

Any thoughts?

McDonough - 3 approaches

Just to keep everyone abreast of conversations some of have been having, here's some ideas on how to acquire, rehab and utilize 15 McDonough...

Option 1: Keith Klein from the city's proposal
Collaborate with other organizations to lease the building from the city. For example, Circus gets two floors, Five Rivers gets two floors, Dayton's public works dept gets a floor, etc.
Might be fastest, and we have others sharing the load on costs

Option 2: We raise enough money to take the whole thing over
Self-explanatory
Slower (maybe), but we have control and flexibility

I just got off the phone with Mike Shaney, who owns the porn stores in town, including the Annex on 5th. He doesn't own the space adjacent to the Annex, but he can show it. However, the people with the key are out of town until the 1st of the year.

It's at least 5000 sq ft (plus some spaces that he doesn't consider usable). Two main floors with very high ceilings, plus a mezzanine level and a 5 foot basement for storage.
The owners had been asking $1500 a month, plus taxes, utilities, and maintenance, but he says they've been considering dropping the taxes.

This is Casiedy again with Art Attak. I have attached a few photos of the venue, and got the stage dimensions like you asked. The opera stage is 40 feet by 40 feet, and the upstairs stage is 25 feet by 20 feet. The wall space is large, and the opera section holds around 1000 people, and the upstairs holds about 300 people!!!

Historic Tax Credits

One of the many exciting things we learned today from our architect friend, Barry Buckman, is about financing developments through historic tax credits.
